Initial Developer, Direct Oversight - 48 units. Split site development in Eugene and Springfield which was replacement housing for public housing. Involved in visioning, acquisition, financing and construction of both sites.

Hayden Bridge Landing

Initial Developer, Direct Oversight - 70 units. Land Acquisition, HUD ER, financing and RAD conversion. Funding: 4% LIHTC, Bonds, RAD proceeds.

Bridges on Broadway

Consultant - 57 unites. Assisted in financial closing of Permanent Supportive Housing remodel of a hotel. Funding: OHCS PSH, Affordable Housing Trust Fund, Private Grants.

The Oaks at 14th

Lead Developer - 54 units for people exiting criminal justice system. Partnership with Sponsors Inc. Visioning, zone change, construction oversight through lease-up. Funding: 9% LIHTC, Private Grants.

Richardson Bridge

Lead Developer - 31-unit Rehab. Financing with RAD conversion. Relocation and construction closeout. Funding: 9% LIHTC, Re-finance inclusion of Project Based Vouchers.

Market District Commons

Lead Developer - 50 Unit mixed-use building with commercial condo in partnership with Obie Companies. Outreach, funding, construction oversight and lease-up. Funding: 9% LIHTC, HTF, HOME.

Legion Cottages

Lead Developer - 4 Tiny Homes for veterans. Partnership with UO OregonBILDS program. Acquisition, outreach, construction and lease-up. Funding: Lane County Grant, Homes for Good resources.

The Nel

Team Oversight - 45 Permanent Supportive Housing units. Conducted visioning, relocation, acquisition and assisted in funding applications and construction oversight. Funding: OHCS PSH Funds, 4% LIHTC, bonds and 10 other funding sources including from healthcare providers.

Lazy Days RV/Mobile Home Park

Development Consultant - Rebuild of Mobile Home Park destroyed in 2020 Wildfire. Land Acquisition, Due Diligence, Land Use approvals, Septic permit approval, HUD ER, Modular Home acquisition.

Steve also provided team oversight for The Keystone - 13 units of permanent supportive housing for 13 families, and The Commons on MLK - 51 units of supportive housing for people who have been homeless the longest.
